Choosing a floor for a Florida slab
Nearly every home in Hillsborough and east Pasco sits on a concrete slab, and a slab moves moisture upward whether you can see it or not. That's the single biggest reason luxury vinyl plank has taken over here — it's dimensionally stable, waterproof, and it doesn't care about a slab that reads slightly damp in August. Engineered hardwood works too, with the right underlayment. Solid hardwood direct to slab is the one we'll usually talk you out of.
The other Florida factor is sun. West- and south-facing rooms with big sliders will fade a dark floor unevenly over a few years. If that's your room, we'll point you at a lighter or more UV-stable line rather than let you find out later.
If your house still has 1990s ceramic tile set in a thick mortar bed, budget extra time for tear-out — it comes up in chunks and it's loud, dusty work. It doesn't change the material price, but it does change the day count, and we'd rather tell you now.
Questions
Is tearing out the old floor included?
Yes. The rate we quote includes tear-out and disposal of what's there — that's the number that actually matters, and it's the one a lot of quotes leave out.
LVP or tile?
LVP for most living areas on a slab: warmer underfoot, quieter, faster to install, waterproof. Tile for wet rooms and if you want something that will outlast the house. We'll give you a straight recommendation for your rooms.
Do I need to move my furniture?
Normal furniture we move. Pianos, gun safes, aquariums and anything that needs disassembly, tell us in advance so it's in the quote rather than a conversation on the day.
What about the baseboards?
Replacing baseboards isn't in the base number. Often we can install to the existing baseboard with shoe molding, which looks clean and costs less. If you want new baseboard, say so and we'll price it.
What if the slab isn't level?
Minor variation is normal and the underlayment handles it. Genuinely out-of-level slab needs levelling compound, which we'd price separately after seeing it — we'll flag the risk if the photos suggest it.
