When every vendor bids their own version of the job, the numbers don't line up. One prices the pool deck twice a year, another prices it quarterly, a third leaves out the dumpster pads. You can't put those side by side.
The walk gives you a written scope: every area, every service, how often. Take it to your board. Hand the same sheet to every vendor you're getting bids from, us included. Then everybody is pricing the same work.
Florida law already asks for bids on the bigger contracts. A condo association has to get competitive bids when a contract runs more than 5 percent of its total annual budget, reserves included (F.S. 718.3026). For an HOA it's 10 percent (F.S. 720.3055). Neither one says you have to take the lowest bid.

Can I use the scope sheet to get bids from other companies?
Yes. That's the point. Give every vendor the same sheet and ask them to price each line, and you'll be comparing the same work. You don't have to hire us to use it.
How much does it cost?
It depends on the property, the areas and how often. There are no prices on this site. Send us your scope and we'll put a proposal together for it.
Who does the actual work?
Local crews that do that kind of work. We hold the contract with you, we line up and schedule the crews, and you deal with us instead of with each crew.
What don't you take on?
Roofs or roof cleaning, painting, concrete work, paving, sealcoating, striping, pool service, and structural, electrical or plumbing work. Get those bid separately.
