These are starting prices, not a fixed rate card. What a project costs depends on the size of the plan set, the number of trades, how much of the scope lives in the specifications rather than the drawings, and how fast you need it. We look at your documents and give you the price in writing before any work starts — there is no surprise invoice at the end and nothing to negotiate afterwards.
For reference, the market runs roughly $150–$400 for a single-trade takeoff and $900–$2,500 for a large commercial one, and a full-time estimator costs $65,000–$95,000 a year in base salary before benefits and software. We are not trying to be the cheapest option in that list. We are trying to be the one that sends back something you can actually bid from.

Every plan is month to month — cancel and you are back to per-project pricing, not locked out. Project counts assume normal single-trade scopes; unusually large sets count as more than one and we say so before we start it.

What is not in the price.
Your rates and your markup
We build the cost structure. What you charge for labor, what you carry for overhead and what margin you put on it is your business and it stays your business.
Material prices we have not confirmed
We will build the list and write the RFQs so you get real quotes back. We will not fill in a number we cannot stand behind — those come back flagged for a quote.
Anything the drawings do not show
A takeoff prices what is drawn. Unknown site conditions, buried utilities, whatever is under the slab — those come back as questions to ask, not as quantities.
Bidding the job
We do not submit bids, negotiate with a general contractor, or talk to your customer. Your bid goes out in your name with your number on it.
