Local detail
HOA first, county second
In the master-planned communities across Riverview, FishHawk, Wesley Chapel, Apollo Beach and Valrico, the HOA is usually the harder gate — not the county. Most have an approved fence style, height and color, and some only allow black aluminum along a pond or conservation edge. Putting up a fence the HOA hasn't approved means taking it down at your own cost, so we check that first, every time.
Permit requirements genuinely differ between Hillsborough, Pasco and Pinellas, and they differ again inside city limits. We'll tell you which applies to your address rather than guessing.
If your lot lines aren't clearly marked, a survey is worth doing before posts go in. Fence disputes with a neighbor are expensive and slow, and a survey is neither. We'll say when we think you need one.
Sunshine 811 gets called before any post hole. It's free, it's required by Florida law, and it takes a couple of business days — so it sets the earliest start date.
Questions
Wood, vinyl or aluminum?
Pressure-treated wood is cheapest up front and needs maintenance in this climate. Vinyl costs more and essentially doesn't. Aluminum is for pond and conservation views where you want to see through, and it's often what the HOA requires there anyway.
Are gates included?
Gates are priced once we see the openings — width, hardware and whether it needs to take a mower or a vehicle all change the number. Everything else is per linear foot.
Do you remove the old fence?
Only if it's quoted. Tear-out and haul-away is a real line item and we'd rather show it than hide it.
Do I need a permit?
It depends on your address and sometimes on the height. We check Hillsborough, Pasco or Pinellas as applicable, and your HOA, before you commit to anything.
What if you hit rock or roots?
Grandfather oaks and hard caliche layers do occasionally stop a post hole. If it happens we stop and talk to you about the options rather than quietly moving the line.
